Off-plan launch marketing: everything a launch needs, from key visual to sales event
The creative kit, the timeline and the rules behind a Dubai off-plan launch, in one checklist.

Short answer
An off-plan launch needs one idea carried through every piece: a key visual and line, a landing page or microsite, a brochure with the payment plan, a sales presentation, social and digital ads, a broker kit and launch event creative, in English and Arabic. Start creative 8–12 weeks before launch day, and get Dubai Land Department advertising permits (Trakheesi) before anything goes out.

Why the launch matters more than ever
Off-plan dominates Dubai’s market. Off-plan sales made up 76% of Dubai’s residential transactions in Q2 2026, according to betterhomes. Buyers compare many launches at once, and many decide from overseas, from a phone. Your launch creative is often the only version of the building they will see before they commit.
That puts pressure on consistency. A launch can involve your own team, an agency, a render studio, brokers and event suppliers, each making their own pieces. Without one clear idea and one owner, the building looks different in every place it appears.
The off-plan launch kit
These are the pieces most Dubai launches need, and the job each one does:
| Piece | What it does | Needed by |
|---|---|---|
| Name and identity | Gives a new project its own personality | Week 10 |
| Key visual and campaign line | The one idea every other piece carries | Week 8 |
| Render and CGI direction | Makes sure images sell the right moments | Week 8 |
| Landing page or microsite | Turns ad clicks into registrations | Week 4 |
| Brochure, floor plans and payment plan | Answers the buyer’s questions on paper and PDF | Week 4 |
| Sales presentation | Gives the sales team one story to tell | Week 3 |
| Broker kit | Ready-to-share assets for agents and WhatsApp | Week 2 |
| Social and digital ads | Builds the registration list before launch | Week 3 |
| Email and CRM messages | Keeps registered buyers warm until launch day | Week 2 |
| Hoardings and site signage | Marks the site and the sales gallery | Week 2 |
| Launch event creative | Invitations, stage, backdrops and screens | Week 1 |
Every piece should exist in English and Arabic where your buyers need it, designed for each language rather than translated at the end.
A 12-week launch timeline
- Weeks 12–9: brief and idea. Agree the buyer, the price story and the one thing the launch must make people feel. Approve the name, identity and campaign line.
- Weeks 8–6: key visual. Lock the key visual and render direction, then design the core pieces: landing page, brochure and the first ads.
- Weeks 5–3: roll-out. Adapt the look to every size and format. Build the site, write the Arabic, and prepare the sales presentation.
- Weeks 2–1: permits and rehearsal. Get advertising and event permits, brief brokers, test every form and tracking link, and finish the event creative.
- Launch week. Go live, run the event, and watch registrations and enquiries daily.
- After launch. Refresh ads, share construction updates and keep every piece in line with what was promised.
Case study · Edition BirminghamFor Edition Birmingham, the investor had to be sold on the city before the building. The site opens wide and narrows, from city to location to building to apartment, and the brochures and price lists were kept in line with the site so nothing contradicted itself.See the Edition Birmingham case study Rules to plan around in Dubai
Real estate advertising in Dubai is regulated. Build these into the timeline, not the last week:
Keep one look everywhere
The strongest launches feel like one voice, whether you meet them on a hoarding, a broker’s WhatsApp or a sales presentation. Three habits make that happen:
Case study · Lu’lu’aLu’lu’a, a concept launch we created, carries one line through every piece: “Live where the Gulf keeps its treasures”. The Arabic was written as its own line, “Rare by nature”, not translated word for word.See the Lu’lu’a case study Where AI helps a launch, and where it doesn’t
AI is now useful for early concepts, for adapting a key visual to dozens of sizes, and for lifestyle imagery built from real renders. It must never invent views, amenities or finishes a development will not have, and it never replaces a person’s sign-off. Read how we use AI, or see the tools in our Lab.
Launch-day checklist
- Every ad, event and listing has its permit
- Prices, payment plan and completion dates match across every piece
- Every enquiry form has been tested and reaches sales
- Ad tracking works for every channel
- Brokers have the latest kit, and old versions are withdrawn
- Arabic versions have been checked by a native reader
- The sales team has rehearsed the presentation
- Someone owns monitoring registrations on launch day

Plan a launchHow long does an off-plan launch campaign take?
Plan for about 8–12 weeks from brief to launch day. Core creative can be ready in 3–6 weeks, but permits, approvals, print and broker briefings need time too.
How much does an off-plan launch campaign cost?
It depends on how many pieces, formats and languages you need. A Konfianz launch campaign starts at AED 25,000, and most fall between AED 40,000 and 90,000, before media spend, shoots and printing.
Do I need a permit to advertise property in Dubai?
Yes. Developers and brokers apply for advertising permits through Dubai Land Department’s Trakheesi system. Advertising without one can bring a fine of AED 50,000.
What is in a broker kit?
Usually the brochure, floor plans, payment plan, price list, key images, short videos and ready-to-post social and WhatsApp assets, all branded and up to date.
Does an off-plan launch need its own website?
Usually a landing page or a small microsite, separate from the company website. It keeps ad traffic focused on one project and one action: registering interest.
